We rely heavily on our building manager, superintendent, doormen and workmen for the safe, secure, and efficient maintenance of the building, its upkeep and appearance. The staff is accommodating, helpful, honest, reliable and friendly. Please treat them with the respect and courtesy they deserve.

These titles do not describe their duties fully. Our doormen are security and communications experts - they provide security, announce guests, answer the switchboard, monitor security cameras, accept packages and other deliveries, update the BuildingLink system, forward notes and other communications between residents, committees, and management.

Handymen are skilled repairmen who, along with the superintendent, handle repairs and replacements throughout the building. Porters are the hard-working fellows who clean and maintain our public spaces.

Each December prior to the holidays, the House Committee organizes a collection to give each employee a large, group gift in place of individual gifts or tips. We set up a table in the lobby in the evenings for about a week to collect contributions, which are completely voluntary. Checks only, please. The recommended amount is 10% of one month's maintenance. The managing agent divides up the money so that employees receive a substantial cash gift as a token of our appreciation for their work all year.

*In a large building such as ours, with a staff of eleven handymen, doormen and porters, the position of ‘Superintendent’ is actually classified as a ‘Resident Manager’ under the guidelines and requirements of the union (local 32BJ of the SEIU) and the Realty Advisory Board. In smaller buildings with fewer staff members, the position is classified as ‘Superintendent’. This is more than just a nomenclature issue, since the term ‘Resident Manager’ describes an important aspect of the position – the considerable management responsibilities that the resident manager has to assume, not only with regard to managing the staff, but also in terms of scheduling and managing projects, contacting and liaising with contractors and consultants, and liaising with residents.
